HIPs from £330*
*Excluding VAT, additional £30 applies for leasehold properties
Confused? Don’t worry, we guarantee that even our most basic Home Information Pack (HIP) will contain all the compulsory documents you need to sell your home. No matter what the size (up to 8 bedrooms), location or value of your property it is one price - £330*.
A HIP is a collection of compulsory and optional documents provided by the seller of a property. HIPs help prospective buyers make informed decisions as to whether to offer on a property, potentially reducing delays and reducing the possibility of the sale falling through.
Since August 1st 2007 anyone marketing a home for sale in England or Wales is legally required to provide a HIP.
HIP HIP hooray.com are Executive Members of the Association of Home Information Pack Providers (AHIPP) and abide by the HIPcode. AHIPP developed the HIP code in order to ensure that the standard of HIP provision is consistently high and provides full protection for consumers. Good HIP providers subscribe to the code and we would not encourage any consumer, agent or other professional to use Home Information Packs that are non HIP Code compliant. The code includes independent redress for consumers meaning that you can have complete confidence in both the product and the supplier.
We also provide many other optional reports as part of your HIP such as Coal Reports and Environmental Searches. HIP HIP hooray.com strongly recommends the Home Condition Report (HCR).
Compulsory Documents list:
The following properties are exempt from the Home Information Pack regulations
How long is a Home Information Pack valid for?
Many Solicitors will require the Register of Title, Title Plan and searches to be no more than three months old at the point of conveyancing, however, there is no obligation to update any documents within the Home Information Pack as long as the property remains on the market.
The Energy Performance Certificate is valid for 3 years.
Will somebody need to visit my property?
Yes. A professionally trained and accredited Domestic Energy Assessor (DEA) will need to visit the property to undertake the energy assessment and produce the Energy Performance Certificate (EPC).
The visit will take approximately 3/4 - 1 hour and will include tasks such as measuring your rooms, checking for insulation and examining your light bulbs and boiler systems etc.
What is an Energy Performance Certificate?
By law every home for sale or let requires an Energy Performance Certificate (EPC) carried out on the property before marketing can commence.
The purpose of the EPC is to record how energy efficient your home is. The higher the rating, the more energy-efficient the home is, and the lower the fuel bills are likely to be. The average property in the UK is in bands D-E.
You will own the HIP if you have instructed us to prepare HIP and have made the payment to us.
